During a storm, water can easily pool in areas of your parking lot. In areas where water is often pooling or running across it, your asphalt may fail early from erosion. Water damage will lead to crumbing, cracking, and potholes. This is why it is important to install a level parking lot that has various drainage options. Prior to pouring the asphalt, conduct a study to see where water pools. Even the ground out and compact with material that will help keep your lot from falling into shambles. Features like swales and retention basins can keep runoff from becoming a problem.
Parking lots need maintenance. They need to be kept clean and have a seal coat every few years. Cut down on the frequency of maintenance required by using stronger materials, considering weather conditions, and installing proper drainage.
